My tankless water heater shows an error or runs lukewarm

Tankless heaters are great until one throws an error code in the middle of a shower. The fix is often simpler than it looks. Tankless units are built to shut themselves off and tell you why, and the code on the display is a good place to start.

What you can safely check first

A few tankless problems are yours to try first, and your owner's manual is a good guide.

  1. Write down the error code on the display and look it up in the owner's manual. Many codes have simple causes.
  2. Turn the unit's power off and back on once to reset it.
  3. Open the hot tap further. Tankless units need a minimum flow to fire, and a trickle may not be enough.
  4. If it only goes lukewarm when several showers and appliances run at once, try fewer at a time. The unit may be at its limit.
  5. A short burst of cold water between uses is normal for tankless and doesn't mean anything is wrong.

What might be behind it

More than one thing can cause this, which is why the plumber finds the cause first.

Scale buildup inside the unit. Minerals in the water coat the heat exchanger. That's the most common reason a tankless heater loses heat or shows an error, and a flush often fixes it.

A clogged inlet filter or low flow. A clogged filter where the cold water enters, or a faucet opened only a little, can keep the flow too low for the unit to fire.

A gas, venting, or power issue. Tankless units need enough gas, clear venting, and power. A problem with any of them shows up as an error code or lukewarm water.
