A pilot or ignition problem (gas): On a gas heater, a worn thermocouple or an ignition fault keeps the burner from staying lit. It's one of the most common reasons for no hot water. A tripped breaker or failed element (electric): On an electric heater, a tripped breaker or a burned-out heating element leaves you with lukewarm or cold water. A relief valve that drips or opens: The temperature and pressure relief valve is a safety part. If it drips or discharges, it's either worn or doing its job because the pressure is too high. We check which. A worn anode rod: The anode rod protects the tank from rust. Once it's used up, the water can smell or look rusty, and the tank starts to corrode.
Repairs are priced per part replaced, so you pay for the fix you actually need. If we find the tank leaking or failing, replacement is priced separately, and we'll show you both before you decide.
