Water Heater Flush and Tune-Up / Conroe, Texas
My water heater is popping, or it's due for a flush
A water heater that pops and rumbles, or one that doesn't seem to heat like it used to, is easy to put off. Most people never think about their water heater until it stops. In hard water, minerals settle in the tank every day, and a flush clears them out before they cause trouble.

Best case
You may not need a call.
Popping on its own isn't an emergency, and not every heater needs a flush right now. A couple of checks help you decide.
What should I do first?
- Check the label on the heater for its age. A heater that's only a year or two old may not need a flush yet.
- If you have a water softener, sediment builds up much more slowly.
- Look around the base of the heater for water or rust. A leaking tank needs more than a flush.
Call us if: The heater pops or rumbles, you're running out of hot water sooner than you used to, or it's been a few years since it was flushed. Don't try to flush the tank yourself. The water is hot and under pressure.
If it needs a repair: Light sediment in a younger tank. A flush clears it, and the heater runs quieter.
Typical case
A repair with clear options.
A few years of sediment. A flush and an inspection clear the tank and tell you how the heater is holding up.

- $199
Exception case
It may be a bigger job.
An older tank with heavy sediment, rust, or a worn part. A flush may not help much, and we'll tell you straight whether a repair or a replacement makes more sense.
If it becomes project work, we'll evaluate the scope and prepare a separate quote. We'll explain that before you decide.

Everyday repairs / Catalog prices
Your options. Our prices.
A flush and tune-up drains the sediment out of the tank and inspects the heater while we're there. If we find a worn part or a failing tank, that's a separate repair or replacement, and we'll show you before anything else is done.
Every option is professional work. The difference is the scope: what we repair, how much we address, and what that means for you.

Understanding the problem
What might be behind it.
Sediment in the tank
Minerals settle at the bottom of the tank. Water trapped under that layer boils as the burner or element heats it, and that's the popping.
Slower heating and less hot water
A thick layer of sediment takes up room in the tank and insulates the water from the burner, so it heats slower and runs out sooner.
A heater that's never been flushed
A heater that's a few years old and has never been flushed usually has sediment built up, even if it isn't making noise yet.
On the visit
What we check.
- The heater's age and type, from its label.
- How much sediment comes out when the tank is flushed.
- The relief valve, the drain valve, and the connections for leaks or wear.
- Signs of rust or a leak that a flush won't fix.
How do I decide which option is right for me?
How long the heater lasts
Flushing out sediment keeps the tank from working harder than it has to, which helps it last.
When a flush isn't worth it
On a heater near the end of its life, a flush may stir up more than it clears. We'll tell you if yours is past the point where maintenance helps.
Downtime
A flush is done in one visit. The heater needs time to heat a full tank again afterward.

I have no hot water, or my water heater is acting up
A cold shower is a rough way to start the day. Water heaters work hard every day for years, and parts wear out. Most problems come down to one part, and a repair gets you hot water again without replacing the whole unit.

What could this take? ↗My water heater is leaking, failing, or getting old
Water on the garage floor or a heater that just can't keep up is stressful, and it always seems to happen at the worst time. Tank water heaters don't last forever. Minerals in the water wear them down from the inside, and at some point replacing the tank is simply the right move.

What could this take? ↗My tankless water heater stopped working, or I want to go tankless
Tankless heaters are great until one throws an error code and the hot water stops. The fix is often simpler than it looks. And if you're thinking about going tankless, it's a good upgrade in the right house, but not in every house.
