Water Heater Replacement / Conroe, Texas

My water heater is leaking, failing, or getting old

Water on the garage floor or a heater that just can't keep up is stressful, and it always seems to happen at the worst time. Tank water heaters don't last forever. Minerals in the water wear them down from the inside, and at some point replacing the tank is simply the right move.

What could this take?

  1. Best case

You may not need a call.

Not every leak means a new water heater, and not every old heater needs replacing today.

    What should I do first?
    1. Check where the water is coming from. A drip from a fitting, the drain valve, or the relief valve line can often be fixed without replacing the tank.
    2. If the heater is working and not leaking, there's no rush. Plan the replacement instead of waiting for it to fail.

Call us if: Water is coming from the tank itself, the water is rusty, or you're running out of hot water. If it's actively leaking, turn off the cold water valve at the top of the heater and, on an electric heater, the breaker. On a gas heater, leave the gas to us or the gas company.

If it needs a repair: A straight swap: same size and type, same location, and the connections are in good shape.

  2. Typical case

    A repair with clear options.

A swap plus a few updates to bring the connections and venting up to current code.

  3. Exception case

It may be a bigger job.

A change of size, fuel, or location, or a move to tankless. That's more work, and we'll lay out what it involves before you decide.

If it becomes project work, we'll evaluate the scope and prepare a separate quote. We'll explain that before you decide.

Everyday repairs / Catalog prices

Your options. Our prices.

40 and 50 gallon tanks are priced separately. Within each size, the tiers are about the tank and how far the install goes, not the quality of the work. Each option's scope says what the install includes. An expansion tank is a separate add-on when code or your water pressure calls for one.

Every option is professional work. The difference is the scope: what we repair, how much we address, and what that means for you.

Want to know a little more?

What might be causing it—and what will you check?

Understanding the problem

What might be behind it.

  • The tank is leaking

Water coming from the tank itself, not a fitting or valve, means the tank has corroded through. A leaking tank can't be repaired.

  • The heater is near the end of its life

Rusty water, rumbling or popping noises, and running out of hot water sooner than it used to are signs of a tank wearing out.

  • It's the wrong size for the household

If the household has grown, a tank that was fine for two people may run out for five.

On the visit

What we check.

  1. Whether the leak is the tank or a fitting or valve that can be fixed instead.
  2. The heater's age, size, and fuel type, and how many people it needs to serve.
  3. The gas or electric connections, venting, and the relief valve discharge line.
  4. Whether code now calls for anything the old install didn't have, such as an expansion tank.
How do I decide which option is right for me?
  • How long it lasts

A higher tier tank is built to last longer. If you plan to stay in the house, that's usually worth it. If you're selling soon, it may not be.

  • Hot water capacity

A 50 gallon tank or a higher efficiency unit keeps up better with a bigger household. A 40 gallon tank is plenty for many homes.

  • Downtime

A straight swap is usually done in one visit, so you're only without hot water for part of a day.
